Concrete Sealing in Hot Texas Climates

Concrete in Central Texas takes a beating. Long stretches of direct sun, surface temperatures that climb well past one hundred degrees on summer afternoons, and the occasional hard rain that runs everything off at once all act on the slab at the same time. Sealing is what keeps that surface from fading, dusting, and absorbing stains long before the slab itself is done.

There are a few sealer types worth knowing about. Penetrating sealers soak into the concrete and protect from within, leaving the natural color and texture mostly unchanged. They breathe well, which matters in hot climates because trapped moisture inside a slab causes problems of its own. Acrylic sealers sit closer to the surface and bring a slight sheen, which works well on stamped concrete patios where the pattern and color should pop. Higher-build options like epoxies and urethanes are usually reserved for garage floors and interior commercial slabs rather than exterior Texas flatwork that lives in the sun.

Timing matters as much as product. Sealing a brand-new slab is best done after the concrete has had time to cure, typically a few weeks after the pour. Resealing existing flatwork is best in mild weather, which in this part of Texas usually means spring or early fall when surface temperatures are not extreme and afternoon storms are easier to dodge. Most exterior driveways and patios benefit from being resealed every two to three years, sooner if the surface starts to dull, water no longer beads, or stains begin sitting on top rather than wiping clean.

Preparation is non-negotiable. A sealer is only as good as the surface it is going on, so cleaning the slab, treating oil spots, and letting the concrete fully dry before the first coat are what separate a finish that lasts from one that peels within a season. Skipping prep is the most common reason homeowners feel like sealing did not work.
